Galiano Green aims to remove the biggest barrier to homeownership for people on moderate to low incomes, which is the high cost of buying land; however, building your own home is a significant undertaking, with substantial costs associated with the process. There are many things to consider before making an application to build a home at Galiano Green.
Firstly, is it affordable?
Future owners at Galiano Green are responsible for arranging all financing required to build their homes, including all the design, materials, building permits, and constructions costs etc; as well as the costs of the required rainwater catchment systems, and other infrastructure costs. Also ongoing fees, such as the land lease, strata fees, taxes, insurance, and the annual expenses incurred with the regular upkeep of the home etc.
How Do I Know if I Qualify?
You may be eligible to build your own home at Galiano Green if you:
- spend more than 30% of your income on shelter
- have a total income of less than 80% of the median income for Southern Gulf Islands, British Columbia (currently in the region of $40,000)
- have the ability to pay for/build your home
- want to live in an intentional community
- have the ability and desire to live cooperatively
